Full management, part management or tenant find?
Three levels of letting service, compared side by side so you can choose how hands-on you want to be.
Letting agents usually offer three levels of service. The right one depends on how close you live to the property, how much time you have, and how comfortable you are dealing with tenants and repairs.
| Task | Tenant find | Part management | Full management |

Tenant find
The agency finds and checks a tenant and sets up the tenancy, then hands over to you. It costs the least and suits landlords who live nearby, have let property before and are happy to take calls about repairs. More about tenant find.
Part management
Part management lets you choose individual services. A common choice is tenant find plus rent collection, so someone else chases late payments while you still arrange repairs. It suits landlords who want help with specific jobs without paying for the full service. More about part management.
Full management
The agency runs everything: tenants, rent, repairs, safety checks, inspections and the end of the tenancy. It costs the most of the three but takes the least of your time. It suits landlords who live far away, own several properties or want to keep their weekends free. More about full management.
And guaranteed rent?
Guaranteed rent goes one step beyond full management. As well as running the property, the agency takes on the risk of empty months and arrears, in return for a fixed rent that is usually a little below market level. Read the guaranteed rent guide.
How to choose
- Live more than an hour away? Full management or guaranteed rent.
